The owner wanted to transform a vacant shell space into a functional workplace with private offices, conference space, and shared support areas while preserving the building’s industrial waterfront character and original architectural texture.
The project moved under an accelerated schedule with close coordination between ownership, design, and construction teams from preconstruction through final delivery.

Our Approach
TPC Contracting completed the full second-floor build-out at 222 Severn Building 3, transforming a raw shell along Annapolis’ working waterfront into a modern commercial workspace designed for long-term tenant operations.
Located within Eastport’s historic waterfront district, the project centered on balancing modern workplace functionality with the existing industrial character that has long defined the property and surrounding campus.
TPC Contracting developed a phased execution strategy that allowed construction activities, trade coordination, and finish installation to progress simultaneously throughout the project while maintaining schedule continuity.
The build-out required significant coordination across framing, glass systems, mechanical infrastructure, lighting, and ceiling installations within an active waterfront structure. Existing industrial elements, including exposed brick and existing ceiling joists, were intentionally preserved and integrated throughout the final environment.
Mechanical and electrical systems were carefully coordinated within constrained ceiling conditions while rooftop equipment installation and interior construction progressed concurrently across multiple work zones.
Throughout the project, the team remained focused on maintaining construction momentum, coordinating evolving site conditions, and preserving the architectural character that defines the historic 222 Severn waterfront complex.
The completed space delivers a fully operational waterfront workspace that balances modern functionality with the industrial character of Annapolis’ historic working waterfront.
Exposed materials, open infrastructure, waterfront detailing, and preserved architectural elements were intentionally integrated throughout the final environment, creating a workspace that feels authentic to Eastport’s maritime identity while supporting contemporary commercial use.
The project reflects the continued evolution of Annapolis’ waterfront commercial environment, where historic industrial spaces are being thoughtfully adapted for modern businesses without losing the character that defines them.
