Atwell, a full-service consulting, engineering, and construction services firm, needed a larger, more unified office to support its growing Annapolis team. The goal was to bring three separate spaces together into one cohesive suite, creating an open, efficient workplace with dedicated conference and support areas built around the way its team works.

Our Approach
TPC Contracting began by demolishing the demising walls separating the three spaces, along with several existing offices, doors, and glass systems, unifying the footprint into one continuous suite. One of the existing glass systems was relocated and repurposed to form a new conference room.
All existing flooring was removed, and the concrete slab was ground down and finished with a smooth polyurethane coating. In the open office areas, the entire ceiling grid was removed, exposing the HVAC and electrical infrastructure above, which was finished with a coat of dry fall paint for a clean, intentional industrial look.
New lighting was installed throughout the space, designed to run on dimmers and occupancy sensors to support long-term energy efficiency. Carpet was installed in select areas with Schluter trim, creating a clean, seamless transition between carpet and exposed concrete. Furniture systems were built across these carpeted zones to accommodate the scale of the workforce.
A new file room was constructed, complete with custom millwork and countertops. Both patios connected to the space were power washed and had their railings repainted, refreshing the exterior areas to match the updated interior. The entire space received a new coat of paint throughout.
The completed space delivers a unified, open workplace built for scale, function, and efficiency. Exposed infrastructure, polished concrete, and thoughtful material transitions come together to create a modern, energy-conscious environment suited for a large, active team.
The project reflects TPC Contracting's ability to take a fragmented, outdated footprint and reshape it into a cohesive, high-functioning workspace, purpose-built for the way the client's team works.
